
The Development Services Office (DSO) coordinates the review and permitting of Site Development Plans .
Development Services Review
The DSO reviews the design and construction of water, wastewater, fire, landscaping, forestry, streets and drainage facilities and issues comments.
The plans provided on behalf of the developer will be reviewed by DSO staff to ensure conformance with City Ordinances and policies, the Design and Construction Standards (DACS), previously submitted schematics and generally accepted engineering standards.
The DSO will also insure that proposed landscaping and/or hardscape features do not conflict with existing or proposed public utilities.
Construction
After plans are accepted for construction, please refer to your specific acceptance letter for the number of sets of plans to be submitted to the DSO. Based on the scope of your project, you may be permitted to go directly to Building Inspection. Your specific acceptance letter will describe the process for your project. However, the typical process for projects that include public improvements is to schedule a pre-construction conference with the Construction Inspection Division.
With the exception of erosion control, no work shall begin until the pre-construction conference is held.
Public Improvement Acceptance and Project Closeout
It typically takes 5 business days to process an acceptance package. A close out meeting is required with Development Services prior to submittal of an acceptance package. A Certificate of Occupancy will not be issued until all site development plan items are complete and accepted. For status of an acceptance package, please check the web page.
