
Before the City accepts public improvements for maintenance all punch list items must be completed and As-Built plans must be submitted for review and approval. The As-Built plan review process requires a minimum of five business days.
The Development Services Office will issue an acceptance letter upon close out of the project (contact Development Services for additional documentation requirements.) The acceptance letter will designate the warranty time period. During the warranty period the Construction Inspector will monitor the completed work. If failures, defects and/or damage appear in the construction work, the Owner/Developer or the Contractor will be notified of the need for corrective action as stipulated in the Design and Construction Standards, Sections 1804.2 and 1806.4.
If landscaping and vegetation items are outstanding, a conditional acceptance letter may be issued with the posting of a performance bond or letter of credit. When all work is satisfactorily completed the performance bond or letter of credit will be returned. Please contact the Development Services Office for more information on this process.
If the project includes a lift station, the lift station will be considered separately from operation and maintenance acceptance. (Reference Design and Construction Standards, Utility Specification, Section 1.6.3)
